One of the first things people ask after they schedule an epoxy installation is "how bad is it going to smell?" The answer depends on the product, but let me give you an honest picture of what to expect so you are not caught off guard.

Where the Smell Comes From

Epoxy systems have two main components: a resin and a hardener. The hardener — typically an amine-based compound — is what produces most of the distinctive smell during mixing and application. Some people describe it as a chemical or ammonia-like odor. It is not subtle.

If a solvent-based system is being used, the solvents themselves add another layer of fumes — think strong paint thinner smell. These are the systems with the highest VOC (volatile organic compound) levels and the most aggressive odors.

Water-based epoxy systems have the mildest smell but also the lowest performance. They are more common in DIY products.

Ask your contractor whether they are using a water-based, solvent-based, or 100% solids product. The answer tells you a lot about both the fume level and the performance you can expect.

100% Solids vs. Solvent-Based: The Fume Comparison

100% solids epoxy: This is the professional standard for most garage and commercial installations. "100% solids" means there are no solvents or water in the product — what you mix is what cures. These systems still have an odor during application, but it is significantly less aggressive than solvent-based products and dissipates faster.

Solvent-based epoxy: Stronger performance in some edge cases, but higher VOCs, stronger smell, and longer off-gassing period. Less common in residential work but still used in some industrial settings.

Polyaspartic topcoats: Generally very low odor and cure very quickly. Many one-day systems use a polyaspartic topcoat specifically because it off-gasses quickly and allows for faster re-entry.

How Long Does It Last?

With proper ventilation, most of the noticeable odor from a 100% solids epoxy installation clears within 24 to 48 hours. The floor continues to off-gas at low levels during the full cure period (up to 28 days), but at levels that are not typically noticeable after the first couple of days.

Solvent-based systems may linger longer — 48 to 72 hours before the smell is mostly gone with good airflow.

Run fans and keep the space ventilated for at least 24 hours after the final coat, even if you think it smells okay. Your nose adjusts to odors faster than your body processes the compounds.

Who Should Stay Out and For How Long

During application and for at least 24 hours after:

People with asthma, chemical sensitivities, or respiratory conditions: The amines in epoxy hardeners can be irritating or triggering even at low concentrations.

Children: Higher respiratory sensitivity and lower body weight means more impact per unit of exposure.

Pets: Dogs and cats have more sensitive respiratory systems than humans and are lower to the ground where fumes are more concentrated.

Anyone who is pregnant: Out of an abundance of caution, stay clear during the application and for at least 48 hours after.

Plan for the whole family to be out of the space (and if it is an attached garage, plan for some separation from the living area) during installation day. A good contractor will advise you on this, but it is worth asking specifically.

What Contractors Should Be Doing for Ventilation

A responsible contractor will bring their own ventilation equipment — fans and sometimes air movers — to push fumes out of the space during and after application. They will also be wearing respirators rated for organic vapors (not just dust masks) during mixing and application.

If a contractor shows up to spray or roll epoxy in your enclosed garage with no ventilation equipment and no respirator, ask about it. Proper ventilation protects both the workers and your home.

An attached garage has air pathways into your home through doors, shared walls, and HVAC systems. Seal the interior door from the garage to the house on installation day and for 24 hours after if possible.
