When an epoxy floor starts to peel, it is one of the most frustrating things a homeowner or business owner can experience. You paid real money for what was supposed to be a durable, long-lasting floor. Now it looks like it is molting.
Here is the thing: peeling is always a symptom. The question is what caused it. And the answer to that question determines whether your contractor is on the hook to fix it, whether you have any warranty coverage, and what the right repair actually is.
What Delamination Actually Looks Like
Delamination is the technical term for the epoxy coating separating from the surface it was bonded to. It can show up in a few different ways:
Bubbling or blistering: Raised areas in the coating that look like the epoxy is lifting off the concrete underneath. Often a moisture issue.
Edge lifting: The coating starts to peel up from the edges, expansion joints, or areas near doors. Often a combination of prep and moisture.
Sheet peeling: Large sections of the coating come off in sheets or flakes. Usually catastrophic adhesion failure due to inadequate prep.
Intercoat delamination: The topcoat peels off the base coat (but the base coat stays on the concrete). Usually a recoat window issue — the topcoat was applied after the base coat had hardened too much for the two to bond properly.
What Causes It
Inadequate surface prep: The most common cause. If the concrete was not properly profiled, the epoxy never had a solid mechanical bond. This type of failure often appears within the first 6 to 12 months.
Moisture vapor transmission: Water vapor rising through the slab breaks the bond between the concrete and the coating. This failure can appear slowly over months or show up quickly after a weather change that raises the water table beneath the slab.
Surface contamination: Oil, grease, silicone, or curing compound residue that was not fully removed before application.
Recoat timing error: Each coat in an epoxy system has a recoat window. Apply the next coat too late, and the surface has cured past the point where it can chemically bond to the next layer. Mechanical abrasion between coats can help, but missing the window is a real failure point.
Hot tire pickup: This one is specific to garages. When tires heat up during driving and then cool on the epoxy surface, they can bond to it. When the vehicle moves, the tire pulls a chunk of coating with it. This is generally not a manufacturing defect but a product selection or recoat issue.

To figure out what caused your delamination, try peeling back a small failing section. If the concrete surface under the peeled coating looks smooth and even, prep was the issue. If the back of the coating is damp or shows moisture, that is your answer.
Who Is Responsible
This is where it gets complicated, and where having good documentation matters.
Contractor workmanship failure: If the delamination is clearly due to inadequate prep or a recoat timing error — things the contractor controlled — their workmanship warranty should cover the repair.
Moisture: Here is the hard reality. Most contractor warranties explicitly exclude moisture-related failures. If your slab has a moisture vapor emission problem that was not tested for and disclosed before installation, the contractor may argue it was a pre-existing condition they cannot be responsible for.
Product defect: Actual product manufacturing defects are rare but do happen. If the contractor used a defective batch of material, the manufacturer's product warranty may apply.

If you have a moisture issue, try to find out whether the contractor tested for it before installation. If they tested and found a problem and disclosed it to you, that is different from if they never tested at all. The former may give you some legal protection; the latter may give the contractor an out.
What the Repair Process Looks Like
Spot repair: For small areas, the failed coating can be removed, the substrate re-prepped, and the patch recoated. Results can be acceptable but are rarely invisible.
Full removal and reinstallation: For significant or widespread delamination, the right answer is usually removing all the existing coating (grinding it off), addressing the root cause (especially if moisture), and starting over. This is expensive but produces the best result.
Moisture mitigation before recoating: If moisture is the cause, the right repair is not just recoating — it is applying a moisture-mitigating primer or epoxy moisture barrier over the properly prepped concrete before the decorative system goes back down.

Before agreeing to any repair, get clarity in writing on what is being done differently this time to prevent the same failure from happening again. A contractor who cannot explain what will change is not a contractor whose repair you should trust.
