How to Clean and Maintain Your Epoxy Floor

One of the biggest selling points of epoxy flooring is how easy it is to maintain. Unlike grout-lined tile, bare concrete, or textured vinyl, epoxy's seamless surface has nowhere for dirt to hide. But "easy to maintain" doesn't mean "maintenance-free." Here's the right way to keep an epoxy floor looking its best for years.

Daily and Weekly Cleaning

Dust mopping or soft-bristle sweeping: Do this regularly — daily in high-use areas. Sand, grit, and fine debris are the primary enemies of an epoxy floor's finish. They act as abrasives underfoot, gradually scratching and dulling the topcoat. A quick dust mop removes them before they do damage.

Damp mopping: For routine cleaning, a well-wrung mop with warm water and a small amount of simple dish soap or a neutral-pH floor cleaner is all you need. Mop in overlapping strokes and rinse with clean water.

Frequency: In a residential garage, weekly mopping is usually sufficient. In commercial applications, daily or after-shift cleaning is standard.

Use a microfiber mop rather than a string mop. Microfiber picks up fine particles without scratching, while string mops can deposit fibers in low spots and leave the surface looking dull.

What to Avoid

Harsh chemicals — epoxy's worst enemies include:

  • Concentrated acidic cleaners (vinegar, citrus-based cleaners, toilet bowl cleaners): Acids attack the epoxy topcoat chemistry over time, causing dullness and micro-etching.
  • High-alkalinity cleaners (oven cleaner, concentrated degreasers, some industrial cleaners): Can cause discoloration and degradation of the coating.
  • Bleach: Use highly diluted if needed for disinfection; never undiluted.
  • Solvent-based cleaners (acetone, MEK, paint thinner): Can soften or dissolve the topcoat.

Abrasive tools: Steel wool, stiff wire brushes, or abrasive scrubbing pads will scratch epoxy. Use soft nylon brushes or microfiber pads for spot scrubbing.

For chemical spills in a garage or industrial setting, clean them up immediately — the faster, the better. Most single-incident spills don't cause damage, but prolonged contact with oils, hydraulic fluid, or harsh chemicals can stain or degrade the coating.

Dealing with Scratches and Scuffs

Light surface scuffs: Often removable with a soft cloth and a small amount of diluted cleaner. Microfiber buffing can bring back the sheen.

Fine scratches from grit: The best cure is prevention — regular sweeping stops grit from accumulating. Light scratches that are already present will be less visible once the floor is clean; they become more noticeable when the floor is dirty.

Deep scratches or gouges: If the scratch penetrates through the topcoat to the epoxy body or concrete below, it creates a path for moisture and contamination. These should be addressed with spot coating by a professional.

Preventing Furniture and Equipment Marks

Place felt or rubber furniture pads under chair legs, workbench legs, and equipment feet. Hard metal or plastic feet can dent or scratch the topcoat. For heavy machinery, use load-spreading pads to distribute weight.

In garages, place a drip mat under parked vehicles to catch oil and fluid drips — not a rubber-backed mat (which can discolor epoxy) but a purpose-made absorbent drip pad.

Every year or two, consider applying a maintenance coat of floor polish or gloss enhancer specifically formulated for epoxy. This refreshes the sheen without requiring full recoating and extends the time before a topcoat reapplication is needed.

When to Recoat

Even with perfect maintenance, topcoats eventually wear. Signs it's time for a maintenance recoat or full recoat:

  • Dullness that doesn't respond to cleaning
  • Visible thin spots where aggregate or base coat is showing
  • Surface micro-cracking (crazing) in the topcoat
  • Loss of slip resistance in broadcast areas

A topcoat-only recoat (without full removal of the existing system) is possible if the existing coating is in good condition and adhering well. This costs significantly less than a full installation — typically 30–50% of the original cost.
